At the point an appointment is set to sign a preliminary agreement also referred to locally as a Konvenju. This first contract is signed in front of a Notary of the purchaser’s choice. The purchaser will be required to pay 1% provisional stamp duty as part payment of the full 5%. Normally, the purchaser also leaves a deposit of 10% of the selling price as part payment. The signing of the final contract and exchange of keys, normally happens around 3 months later, where the balance of the purchase price together with the remaining 4% stamp duty are paid. The time between Konvenju and final contract can be less than the average 3 months and sometimes considerably longer. This time frame is mutually agreed between the parties and conditional to all legal searches and other terms and conditions, such as bank loans, being satisfied.
